Why do you need a property manager?

Why do you need a property manager?

You are a genius with a wealth of knowledge floating around your brain.  We know that you can assimilate information from YouTube videos and even glean data from the first page of a Google search.  Your ability to teach yourself how to do things may be astounding, but there are some things that just don’t make sense to DIY.  Open heart surgery comes to mind.

Something you may try to do on your own (with the internet’s help- of course) is manage a rental property.  The question is not about your ability to go at it alone.  The question is, should you do it on your own?

A property manager is the middleman between property owners and tenants.  Their purpose is to ensure the owner’s assets are being protected and well cared for while meeting the needs of the property’s residents.  Here are six questions to ask yourself in choosing to hire our property managers.

1- Are you a marketing expert?

You may prefer to rent out your income property to people you know.  Maybe your friend’s kid is a recent graduate looking for a place to stay, or maybe your relative wants to move in town and you have a spot for them. Great!  Even if you have a friend or associate staying in your property, a middle-man property manager is a great resource to have.  You never have to be the “bad guy” when rent is late.  You can let someone else take care of that for you!

What happens to your “investment” when you have no renters?  Trusting word-of-mouth isn’t a marketing plan.  Better Choice Homes works to market your property daily and syndicates it with over 90 marketing sites.  Many properties have new renters in place before old tenants move out!  An empty property that you’re paying  bills on is a money pit.  Never have an empty home with our help!

2- Can you trust your judgement?

You may feel like your character radar is on target when it comes to choosing someone to live in your home, but you need to know more about potential tenants than their name and their word they’ll take care of the place.  Our property managers do a full tenant screening, including a credit check, to make sure that your tenants have a good history of caring for properties and be able to pay their rent.  With our screening, you don’t have to guess that they’ll be a good tenant because we’ll help you get the best ones in place.

3- Are you a home maintenance expert?

We’ve covered your ability to find information on the internet.  If a door is jammed, you can fix that.  If AC is broken, you can look up someone to hire.  If HOA violations come up, you can go through the hoops to find a solution.  But do you want to?

What happens when an emergency comes up?  Are you willing to leave a vacation or your home in the middle of the night if something comes up?  A property manager’s job is to take care of ALL the problems, from large scale emergencies to small maintenance tasks.  You receive professional maintenance and construction services by Better Choice Homes when you work with our property managers.

4- Do you care about money?

What are you going to do if your selected tenant doesn’t pay you on time?  Can you imagine how tiresome it would be to hound someone for days and days about getting rent to you?  What happens if they never pay?  Property Managers are your advocates to deal with the messy stuff.  We even deposit funds directly to your bank account.  You receive monthly statements and have access to our online program, showing your cash flow so you can account for every penny.  Hiring our property management team means you’ll receive the income you expect.

5- Do you care about getting MORE money?

If you are renting a property you own, we hope your purpose is to get some extra cash in your pockets.  Our property managers can give you an estimate of the fair market value of your rental.  Zillow is not always an accurate source to base your rates on.  After talking with our expert agents, most of the time owners are surprised that their property can get more than they estimate.  Our job is to get you as much income as possible.

6- But really, do you care about money?

You know that you will be in the best hands with our property managers, but you’re hesitant to pay for something that you feel you could do adequately for free.  The goal of Better Choice Homes is to make you money, that’s why we have NO marketing fees, NO upfront fees, and a flat leasing fee.  You’ll pay only $75 a month for our management services.  THAT’S IT.  You’d spend well over $75 on one trip to Home Depot.  It’s a small, easy price to pay for the services you receive in return.  Our goal is to keep more in your pockets.

We don’t want you to do this on your own.  Our team is here for you and happy to help!

  1. I like how you mention that your ability to teach yourself how to do things may be astounding, but there are some things that just don’t make sense to DIY. I didn’t realize there are so many aspects to managing a property. I have a friend who recently bought some real estate and is thinking about renting them out. I’ll have to let her know to consider a property manager to help with all the complexities.
